Senior Project Manager

JLL is currently seeking a dynamic Senior Project Manager to lead a portfolio of facility based projects at a client global headquarters campus. The role will require experience in managing the entire project lifecycle, being capable of working autonomously and comfortable being the Owners Representative for assigned projects. You will be part of a team for a major account with the responsibility for the delivery of the annual capital plan strategy of projects up to $5M. This includes leading strategic campus Capital improvement projects to ensure client project goals are met through the use of established processes, experience, and expertise.

The key duties and responsibilities include;
Ability to manage a portfolio of projects including programming, design, entitlements, bidding, permitting, and construction management.

Development and execution of project specific goals, schedules, budgets, strategy, and detailed assumptions with methodology for accomplishing and managing project objectives.

Maintain responsibility for project decisions based upon clients objectives including contractor selection and management, financial management, cash flows, anticipated cost reports and monthly reports.

Prepare RFP's needed for design and contractor services as well as manage the overall vendor selection process. Assemble and manage required teams of consultants and contractors. (Negotiating contracts with each team member; interfacing with architects, client staff, property managers and vendors). Develop relationships with consultants/contractors/vendors and regularly evaluate their performance on assigned projects.

Maintain client relationships and manage conflict resolution related to assigned projects.

Provide appropriate level of on-site supervision to ensure project performance criteria are being met.

Ensure that Team Lead is fully and accurately informed of all project, internal and client issues affecting the perception of the local, national and global reputation of the client

Operate independently on all activities relevant to assigned projects.

Champion safety at all times.

Work regularly with finance team to ensure invoicing and payment is accurate and timely.

Ensure satisfaction with clients at all levels in the organization; demonstrate leadership, responsiveness and creativity.

Oversee and prepare accurate project documentation for all phases of construction including project charter, due diligence reports, budgets, schedules, meeting minutes, financial funding requests, status reports, punch lists, and special reports, on-time and in accordance with pre-established formats in order to pass all project documentation reviews with client.

Focus on Quality, Environment, Health, and Safety in the planning & design of projects, compliance with client standards & regulatory requirements, and safe execution of the work.

Manage vendors (e.g., GC, A&E, Security, Safety, etc.) to ensure full compliance with all project policies and procedures

EDUCATION/TRAINING
Degree in Architecture, Engineering, or Construction Management preferred.

YEARS OF RELEVANT EXPERIENCE
10 years of relevant experience with construction projects in a similar role.

Facilities/Infrastructure projects is preferred

Experience in delivering projects for large corporate clients.

SKILLS & JOB COMPETENCIES
Solid understanding of project, program and facility management processes, best practices, and industry standards.

Ability to serve multiple projects at any given time.

Proficiency with Microsoft Office products including Microsoft Project with the ability to develop project schedules.

Exceptional communication and collaboration skills, with the ability to interact effectively with clients, stakeholders, and team members at all levels.

Analytical and problem-solving abilities, with a strategic mindset.

Promote a culture of inclusivity and professionalism.

Solid understanding of the construction industry, terminology, codes, documentation, and design disciplines

Demonstrated project management skills and experience to manage complex projects under pressure to meet schedule, budget and quality requirements

Proficiency with project management tools such as Procore

On-site client-facing position, which requires the ability to work from the office or site location

Strong organization with proven leadership and interpersonal skills

Ability to perform duties under deadline pressure in a fast-paced, high volume environment

Detail oriented and thorough

Proven record of providing excellent internal and external customer service

Excellent oral and written communication skills, including presentation skills

PHYSICAL WORK REQUIRMENTS & WORK CONDITIONS
Position requires employee to work at nominated client site in Spring TX with daily client and contractor interaction.
