Job Overview
The Sr. Category Manager, Network Real Estate plays a critical role in overseeing and optimizing T-Mobile's network real estate portfolio. This position ensures seamless alignment across teams, driving strategic initiatives, objectives, and key deliverables within the category.
In this role, you will be responsible for developing and evolving the Network Real Estate portfolio strategy, leveraging data modeling and analytics to provide leadership with actionable insights for critical real estate decisions related to network assets. You will also own the business cadence for the Network Real Estate category, ensuring the portfolio's performance is effectively managed and optimized across teams.
Key responsibilities include:
*Strategic Portfolio Management: Lead the evolution of T-Mobile's Network Real Estate portfolio strategy, ensuring alignment with corporate objectives and industry best practices.
*Data-Driven Decision Making: Develop and maintain data models that inform leadership on key real estate decisions for network assets.
*Business Operations & Performance Oversight: Drive the rhythm of business across the category, establishing and managing quarterly and long-term performance targets.
*Executive Communication: Create and deliver executive briefs and presentations that provide insights and strategic recommendations on portfolio performance.
*Vendor & Stakeholder Management: Serve as the primary liaison with a key supplier responsible for Data Center real estate transactions, ensuring all transactions adhere to T-Mobile's standards and strategic goals.
This is a high-impact role that requires a combination of strategic thinking, analytical expertise, and strong cross-functional leadership to ensure the Network Real Estate portfolio operates at peak efficiency and aligns with T-Mobile's long-term vision.
Job Responsibilities:
- .Strategically manages spend by utilizing a proven sourcing process that engages stakeholders and aligns to business objectives. Gains credibility and secures high-levels of internal stakeholder's buy-in to strategic initiatives.
- Analyzes global Category or service market trends for assigned material/service purchases and communicate opportunities to management, recommending action plans based on market trends and analysis.
- Develops and directs annual cost savings programs that directly affect company financials and growth plans and generate progressive, year over year cost reductions.
- Leads supplier selection process, qualification of alternative sources, supply base rationalization programs and other relevant strategies to optimize the supply base.
- Active Supplier Relationship Management: Development and measurement of KPl's, supplier audits, business reviews, improvement plans, new opportunities, awards, terminations, etc. including savings tracking and ongoing communication to management and stakeholders.
- Performs proposal analysis, including price analyses, "Should Cost" modeling, benchmarking, etc. Develop cost targets for negotiations, negotiation strategy, and develop and negotiate agreements.
- Prepares and facilitates RFx (RFP, RFI, RFQ, etc) projects for assigned categories.

Education:
- Bachelor's Degree Business, Finance, Procurement, or Real Estate (Required)
- Masters Degree (Preferred)
Work Experience:
- 10+ year of relevant experience (Required)
- 5+ year track record in a global procurement organization, management consulting or real estate. (Required)
- Experience with real estate development, evaluation, acquisition, construction, and site selection (Required)
- Global procurement experience or real estate experience (Preferred)
Knowledge, Skills and Abilities:
- Advanced key procurement skills: Development / management of category strategies; RFP / RFI development, contract negotiations, strategic sourcing, management of supplier relationship lifecycle, understanding of risk mitigation principles, and understanding of various cost evaluation methods (TCO, ROI, Payback Period, etc.) (Required)
- Experience with any of the following: build-to-suit development, site selection projects, real estate evaluation, acquisition, partnering or managing utility agreements or telecommunications infrastructure. (Required)

Base Pay Range: $111,700 - $201,600
Corporate Bonus Target: 20%

At T-Mobile, employees in regular, non-temporary roles are eligible for an annual bonus or periodic sales incentive or bonus, based on their role. Most Corporate employees are eligible for a year-end bonus based on company and/or individual performance and which is set at a percentage of the employee's eligible earnings in the prior year.
