Overview
Beyond New Horizons, LLC (BNH) has an exciting opportunity for a O&AS Specialist supporting TOS II at Arnold AFB, Tennessee. The O&AS Specialist's primary responsibilities will be serving as the primary building manager for Building 100 in support of the United States Air Force Test Operations and Sustainment efforts.

Job Summary
The successful candidate will work independently to perform daily activities of office services functions including building management, renovation and maintenance activities, and office supply management. Duties require accuracy, good judgment, a high degree of initiative discretion, diplomacy, and knowledge of protocol.

Job Duties:
* Serve as primary building manager for Building 100, submitting work and move request, coordinating and mitigating building issues between Air Force, contractors, and subcontractors, conducting monthly fire extinguisher checks, assisting with property needs or disposal, developing, revising, and maintaining emergency response notebook, evacuation plans and natural disaster preparedness processes, and ensuring compliance with OSHA, Air Force, and company safety standards.
* Serve as Master Work Permit Issuing Official.
* Schedule work activities when required.
* Perform as the ITEC, accounts for government furnished electronic technology property, submits equipment move requests, conducts annual inventory, assists with property pass creations and approvals.
* Develop, implement, and maintain new or improved systems, processes or procedures.
* Interface with internal teams and outside contractors to ensure smooth completion of construction or maintenance activities.
* Communicate with building occupants, keeping them aware of building issues and upcoming outages.
* Support the office supply process by reviewing and approving office supply purchase requests.
* Maintain office supply inventory and order supplies for restock when needed.
* Compile and analyze information, generate status reports, maintain tracking logs, and provide performance metrics when required.
* It is a condition of employment to wear Personal Protective Equipment (PPE) in accordance with supervisory direction and company policy.
* Perform other duties as required.

Basic Qualifications:
* An associate degree in business or related field, with minimum of three years of progressive and relevant experience in an office or similar environment or any equivalent combination of education and progressive and relevant experience. Degree requirements can be substituted with relevant experience.
* Must be able to obtain and maintain a security clearance and the AEDC local area network.
* Current U. S. Citizenship required.

Preferred Qualifications
* Excellent oral and written communication skills.
* Knowledge of records scheduling.
* Understanding of technical vocabularies and terminology common to the assignment and office procedures.
* Ability to quickly and effectively resolve conflicting priorities.
* Strong organizational and problem-solving skills.
