Job Description

Summary: The Facilities Manager is responsible for overseeing the daily operations, maintenance, and safety of McWane Ductile Ohio infrastructure and support systems for multiple business units to ensure they function efficiently and meet regulatory standards. Key responsibilities of the position include the management of building and ground infrastructure, coordination of repairs to supporting equipment, resource optimization, and implementation of safety and compliance programs. The Facilities Manager plays a crucial role in ensuring operational continuity, minimizing risks, and enhancing workplace efficiency. Your work will ensure the optimal performance of our systems and infrastructure while adhering to our McWane Way principles: Leadership, Accountability, Excellence, Trust, Teamwork, Communication, Environment, and Safety.

Essential Duties and Responsibilities include those listed below. Other duties and tasks as assigned. This position is a full-time (minimum 40 hours per week) on-site position.

Facility Operations Management: Oversee the maintenance, repair, and efficient operation of all facility systems (HVAC, electrical, plumbing, etc.). Develop and implement facility management policies and procedures. Ensure compliance with industry regulations, health & safety standards, and environmental guidelines.

Maintenance and Equipment Oversight: Supervise maintenance teams and contractors for equipment and infrastructure repairs. Schedule and oversee preventive maintenance to avoid downtime. Evaluate and improve energy efficiency measures.

Health, Safety, and Compliance: Ensure compliance with OSHA, EPA, State, Local, and other regulatory standards. Implement workplace safety programs and conduct routine inspections. Investigate and address safety incidents or facility-related hazards.

Asset and Inventory Management:Oversee spare parts, manuals, maintenance supplies, and equipment inventory. Utilize a Computerized Maintenance Management System (CMMS) to track work orders, inventory, and maintenance history. Manage all plant assets within the CMMS and ERP system.

Budgeting and Cost Control: Develop and manage facility budgets, controlling costs for maintenance and operations. Negotiate contracts with vendors for facility-related services. Optimize resource utilization to improve operational efficiency.

Personnel Management: Lead and train facility staff, ensuring performance aligns with company goals. Assign tasks and monitor work to ensure timely and effective completion. Foster a culture of safety and continuous improvement among employees.

Emergency Preparedness & Response: Develop and implement emergency response plans. Coordinate disaster recovery procedures to minimize operational disruptions. Ensure proper functioning of fire protection, alarm systems and security systems. Develop and implement emergency response and disaster recovery plans. Ensure proper functioning of alarm systems, surveillance, and access controls. Respond promptly to facility-related emergencies and implement corrective actions.

Energy and Sustainability Initiatives:Lead the integration of sustainability initiatives and the management of energy consumption, natural gas usage, and city water usage.

Project Management:Oversee facility expansion and improvement projects, ensuring that they are completed on time, within scope, and within budget.

Plumbing and Electrical Systems:Ensure the proper operation and maintenance of all plumbing and electrical systems. Respond promptly to issues, maintaining a facility that is safe, functional, and efficient. Manage preventative maintenance, predictive maintenance, and compliance related work to ensure proper operation of all systems.

General Facility Maintenance:Oversee the maintenance and repair of all areas within the facility, including manufacturing floors, breakrooms, restrooms, parking lots, and common areas, reinforcing our commitment to maintaining a safe and well-kept environment for associates and customers. Manage weather preparation activities, such as snow and ice removal, leaf cleanup, and general grounds maintenance.

Space Planning & Utilization: Optimize facility space to support operational efficiency. Plan and oversee facility renovations, upgrades, and relocations. Ensure workspace organization aligns with business objectives and employee needs. Manage land acquisition contracts, facilities expansion projects, and facilities and ground development projects.

Supervisory Responsibilities: The position requires direct supervision of maintenance, engineering, and contract resources as well as indirect and direct reports. Manage facility staff, coordinate maintenance schedules, and optimize resource utilization to provide a safe, secure, and productive environment.

Qualifications

Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education and/or Experience: Bachelor's degree in Facility Management, Engineering, or a related field required plus 7 years in Operations or Engineering in an Industrial manufacturing environment. Proven experience in a supervisory or management role, demonstrating leadership and team development aligned with McWane Way principles.
