Overview
Facility Support Services, LLC (FSS) is a general contractor focusing on healthcare, commercial, and higher education. We are highly experienced in laboratory renovation, infrastructure upgrade, and high-end tenant fit-outs, with a geographical footprint covering the mid-Atlantic region of the United States. Summary: The Project Manager will be responsible for the overall Project Management duties, submittals, and hands-on review of work in place, administration and execution of all meetings and reporting, documentation, and close-out of the project. This individual will interface with the construction team and subcontractors.
Responsibilities
Essential Job Functions:
- Determine and define the scope of work and deliverables
- Predict resources needed to complete the project
- Obtain necessary permits, approvals, and other regulatory prerequisites
- Draft and submit a budget based on the scope of work and resource requirements
- Manage costs in order to meet budget
- Provide direction over contracts and subcontracts
- Manage construction schedule and activities
- Issue progress updates as needed regarding costs and timelines
- Ensure work is done in compliance with all relevant building and safety codes
- Select and manage subcontractor and supplier relationships
- Coordinate efforts across the entire project between architects, designers, engineers, and subcontractors
- Responsible for overall management of the CQC program and have the authority to act in all CQC matters
- Responsible for submittals, hands on review of work in place, administration and execution of all meetings and reporting, documentation, and close-out of the project
- Interface with customer and subcontractors
- Perform other duties as assigned
Qualifications
Necessary Skills and Knowledge:
- Skilled and proficient in operating a variety of computer software packages, including but not limited to Microsoft suite and Microsoft projects.
- Skill in establishing and maintaining cooperative working relationships with our management team, employees, and clients
- Knowledge of federal and state financial regulations, including Federal Acquisition Regulations
- Comfortable reading and understanding blueprints and drawings
- Demonstrated knowledge of construction, engineering, and architecture principles
- Ability to budget, schedule, negotiate, and control costs
- High degree of familiarity with contract and subcontract documents, terms, and conditions
- Strong leadership and management skills
- Ability to interpret documents such as:
- Safety rules
- Operating and Maintenance manuals
- Procedure manuals
- Ability to write professional routine reports and correspondence
- Must be able to travel to job site(s) as assigned
- Ability to read construction drawings and specifications
Minimum Qualifications:
- Minimum 1-7 years of experience in project management within commercial, industrial, municipal, and/or federal construction
- OSHA Cert
- Ability to pass a background check and obtain federal facility clearance as necessary
- High School Diploma or GED
Preferred Qualifications:
- Bachelor's degree in Building Construction, Construction Management, Civil Engineering, Business Management, or Architecture
- OSHA 10/30
- US Army Corps of Engineers Safety Manual and NAVFAC/USACE CQC Certification
- (FARs) and Defense Acquisition Regulations (OARs)
- RMS proficiency
- Em-385 familiarity (USACE)
- CQC Certification (Construction Quality Management for Contractors)
