MAINTENANCE SUPERVISOR

Responsibilities include inspecting and coordinating maintenance tasks, preparing vacant apartments for leasing, and maintaining the community's cleanliness and appearance. The role also includes managing inventory, performing preventative maintenance, supporting cost-cutting initiatives, and conducting safety meetings.

Additionally, the job requires excellent customer service skills and assisting in budget development for repairs and maintenance. Work will be conducted both inside and outside apartment buildings and across community areas.

SKILLS REQUIRED



  • Possess your own hand tools, unless prohibited by law, and be skilled in their safe use and maintenance.
  • Apply logical thinking to solve problems effectively.
  • Strong customer service and communication skills, including the ability to interact courteously and calmly with residents, clients, and team members and address issues.
  • Demonstrate effective written skills to represent the company, act as a point of contact for internal and external inquiries and explain department policies.
  • Be proficient in using the internet, word processing, spreadsheet, and database programs, preferably with experience in property management systems.
  • Operate basic office equipment like copiers, faxes, and telephones.
  • Mathematical skills for financial/budget tasks.



OTHER REQUIREMENTS



  • Must have EPA certifications Type I and II or Universal for refrigerant recycling.
  • CPO certification is preferred (be willing to obtain)
  • Must have all certifications as required by State and Local jurisdictions.
  • Must have a valid driver's license.
  • Hold a high school diploma, GED, or equivalent experience/training.
  • This position will participate in a rotating on-call schedule, requiring weekend, evening, and morning availability.
