Job Summary:
Manage the day-to-day operations for communities by planning and executing activities associated with maintenance and meeting quality standards set by the company. Responsible for supervising, development, and training of community operations staff to meet or exceed goals related to operational revenue generation, community appearance, resident satisfaction, occupancy, delinquencies, and cost control. Complete budget and planning activities and ensure attainment of critical financial objectives. Performs other duties as assigned or apparent.
Duties/Responsibilities/Essential Functions:

- Asset Management: Regularly assess property improvement needs. Develop strategies to improve or maintain the value of each community. Create development concepts and implementation plans for development communities, ensuring cost effectiveness, value, and timeliness.
- Vendor Management: Review contract options for appropriate vendor or contractor selection. Plan and allocate resources for work and implement plans. Review and approve job cost and capital expenditure invoices that exceed community management spending authority. Monitor progress on improvements and update change orders due to job cost overages or scope of work changes. Interact with outside vendors and contractors to ensure that cost effective, quality work is completed in a timely manner.
- Rentals Programs: Where applicable, work with sales and marketing to develop and monitor goals. Where applicable, administer seasonal rentals process, including inspecting and ensuring lots are prepared for residents, overseeing the move-in and move-out processes, handling fee collections, and addressing resident issues. In applicable communities, design, monitor and ensure compliance with rental program guidelines
- Marketing: Partner with sales and marketing to set goals and ensure accuracy of advertising. Monitor and maintain community and company branding, including ensuring proper display of signage, flags, banners, and other advertising or branding media
- Staffing: Recruit, select, orient, train and develop community staff to retain high performing employees and to meet customer service and financial objectives
- Performance Goals: Use objective tools and information and provide regular, on-going feedback to establish performance and development goals for individuals and community teams
- Employee Communications and Coaching: Coach, train, and guide employees to develop new skills, learn from mistakes and arrive at constructive solutions. Plan, monitor, appraise and publicly recognize specific job results to determine and recommend annual salary increases and bonus payouts. Understand, implement, and ensure compliance with policies and procedures as published in Management Manuals and Employee Handbook.

- Fair Housing Training: Promote full compliance with the Federal Fair Housing Act and ensure completion of required training on Fair Housing laws and regulations to minimize exposure to litigation through violations of the Fair Housing Act

- Lead in creating and fostering a culture and practice that gives priority to exceptional courtesy and customer service in all customer interactions, including the most challenging. Make periodic property visits to explore resident needs and assist community staff in resolving problems or community related emergencies to build and maintain valued resident relations. Follow up with staff to ensure satisfactory and timely resolution of resident issues.
- Regularly and effectively communicate with direct reports and across functional business units to ensure desired outcomes and objectives are met. Mobilize community staff to adapt to changes and identify and solve problems.

Supervisory and Managerial Responsibility:
Education and Experience:
- B.A. or equivalent experience required
- At least 5 years' experience in related industry.
- Proven measurable success in revenue generation in or out of the industry.
- Interest in questioning existing practices and willingness to research, evaluate and promote new practices
- Strong communicator, both written and orally. Highly professional demeanor and enthusiastic energy level.

- Prolonged periods of sitting, using hands and fingers to handle or feel objects, (including using tools or controls customary to the position), standing, walking, kneeling, and reaching or lifting with hands and arms. Must be able to hear clearly (with or without the use of a hearing aid) and frequently lift and/or move up to 25 pounds
- Must be able to regularly lift and/or move up to 10 pounds, and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, and the ability to adjust focus (with or without the use of glasses or contact lenses).
