Specialist - Commercial Construction Loan

Position Summary: The Commercial Construction Loan Specialist is responsible for monitoring and overseeing loans specifically for commercial construction projects. This role ensures these projects comply with both contractual and regulatory requirements and conducts post closing quality control on all commercial construction loans.

Acts as a liaison between TDECU, the Member, and contractor to ensure the commercial construction project is completed within the anticipated/expected timeframe, and the project adheres to the approved project plans, specs, budget, construction loan agreement and credit policy conditions. Assist residential and commercial builders/developers with applications for draws against approved construction loan projects and communicates to Member and contractor regarding approval and funding expectations. Manages the construction draw process for builders, members, and contractors in the Built Technologies construction monitoring platform. Ensures compliance of commercial construction loans to financial regulations and internal policies. Conducts post closing quality control review on all commercial construction loans, ensuring data is correct in core system and all documentation is compliant with federal regulations, internal policies, and project needs. Identifies exceptions in commercial construction loan approval and closing processes, determines root causes, recommends corrective actions to resolve deficiencies, and implements operational improvements to reduce exceptions. Prepares and presents detailed exception reports to management, highlighting errors and deficiencies, and collaborates on implementing corrective measures. Works with title agents and attorneys to maintain TDECU's title position throughout construction. Communicates across all channels of the organization and collaborates with outside vendors to achieve organizational goals. Performs administrative tasks such as core system account updates, release of liens, UCC renewals and terminations, etc.

Minimum Qualifications: (Education, Licensure, Experience, Knowledge, Skills, and Abilities)

Education: Associate's degree in business administration or finance, commercial property management, or an equivalent mix of education and experience is required.

Licensure:

Experience: Four or more years of job-related experience including familiarity with construction lending and servicing practices. Experience may be with a financial institution, title company or a general contractor.

Knowledge, Skills, and Abilities:

  • Understanding of construction processes, project management, and industry standards.
  • Proficiency in financial analysis, budgeting, and loan structuring.
  • Ability to manage and track the progress of construction projects, ensuring they adhere to timelines and budgets.
  • Familiarity with federal regulations and internal policies related to construction loans and financial transactions.
  • Skilled in resolving issues and discrepancies that arise during the construction and loan processes.
  • Strong attention to detail to ensure accuracy and compliance in documentation and processes.
  • Skilled in supporting team goals and contributing to operational improvements.
  • Ability to exercise independent decision making and manage tasks and responsibilities with minimal supervision.
  • Strong working knowledge of relevant software including Microsoft Office, including Excel and Teams. Construction monitoring software experience is preferred.

Our company offers a dynamic hybrid work arrangement, which requires three days on-site, in the Sugar Land, TX office. Our retail roles are required to be onsite at the branch locations.
