MAINTENANCE TECHNICIAN
Gorman & Company is looking for an experienced full-time Senior Maintenance Technician committed to providing first-class maintenance services as part of a collaborative team. A Maintenance Technician is one of the most important jobs in maintaining a residential apartment community in a safe, attractive, and comfortable condition for our residents.

As a Maintenance Technician, you will assist with:
- Diagnose problems and complete repairs in areas related to electrical, plumbing, HVAC, pool, carpentry, drywall, exterior structural, and appliances, throughout the property, including common areas, occupied units, and vacant apartments.
- Corrective maintenance involves completing resident service requests.
- Unit preparation will include painting, cleaning, repairing, and/or replacing appliances, plumbing, and/or electrical fixtures, etc.
- Complete regular inspections of buildings, grounds, and common areas to ensure safety and cleanliness.
- Respond to on-call emergencies and assist with resident notices
- Communicate with vendors and contractors, as needed.
- Prepare property for seasonal weather, including, but not limited to, snow or winter weather, fall leaf clean-up, or other safety and cosmetic needs affected by seasonal weather changes.
- Deliver outstanding customer service to all residents, vendors, and team members.
What do I need to qualify to be a Maintenance Technician?
- Minimum of three years of previous experience in property management maintenance, building maintenance, or related trade
- Possess a valid driver's license, automobile insurance, and have a motor vehicle record that meets the standards of insurability set by the insurance carrier to operate personal automobile while on company business.
- HVAC-EPA (Type II), or EPA Universal required.
- Certified Pool Operator (CPO) certification required
- Excellent mechanical aptitude and experience in servicing, troubleshooting, diagnosing, repairing, and installing various HVAC, electrical, plumbing, drywall, carpentry, standard appliances, and pool maintenance (if applicable).
- Must be able to read work orders/service requests.
- Good safety habits.
- Ability to communicate effectively with a wide range of people.
