A Brief Overview The Senior Director Pre Stabilized Properties will act as HCP's owner representative, working alongside HCP's developer partners to ensure successful completion of affordable housing real estate development projects from inception through construction completion and lease-up while looking out for HCP's best interest as a participant in the transaction and guarantor. This role will work closely and coordinate activities with HCP underwriting, development risk management, project management and asset management.
What you will do
- Reviews documents on behalf of HCP the SLP and negotiate documents between the HCP SLP and Developer/General Partner.
- Determines the initial financial feasibility for a viable project.
- Works alongside development partners in the development of realistic project development and operating budgets.
- Manages competing interests between HCP's development partners and HCP.
- Collaborates with project participants in designing proposed developments.
- Determines realistic project schedules.
- Meets design, funding, and construction deadlines throughout the project.
- Manages project budgets.
- Oversees contractors and other professionals to ensure proper construction of the proposed developments.
- Coordinates lease-up of developments, including participation in leasing strategy discussions, ensures maximization of rents, and verifies proper set-asides and utility allowances.
- Manages expectations and motivation of development partners.
- Participates in the underwriting of transactions and maximizes the benefits HCP is projected to receive.
- Manages and negotiates HCP and Bank facilities to provide predevelopment and overhead funds to support developers and projects where HCP is acting as a guarantor and SLP. Will be responsible for approving draws and ensuring that they are consistent with approved budgets.
- Collaborates with HCP Project Management, who on behalf of the limited partner in HCP's syndicated tax credit funds, is responsible for coordinating due diligence, negotiating project documents, reviewing the forecast model and project documents, and highlighting/identifying risks and other issues throughout the course of project underwriting and closing.
- Proactively looks out for HCP's interest, ensuring that issues are identified and addressed before they become problems or concerns for the Project Manager and the limited partner.
- In conjunction with HCP Development Risk Management, consults on change orders prior to submission to HCP Project Manager for approval.
- Attends draw meetings.
- Provides monthly status reports to HCP owners.
- Coordinates with other HCP departments as necessary.
- Visits each property and meets with HCP's development partners at least once per month.
Qualifications
- Bachelor's Degree in Business Administration or equivalent Required
- equivalent work experience Preferred
- At least six years of previous experience as a developer or equivalent position. Required and
- Documented well-rounded real estate background.
- Considerable interpersonal skills including the ability to establish and maintain effective working relationships with others; being both responsive and thoughtful.
- Discretion in handling confidential information.
- Demonstrated organizational skills, including the ability to set priorities in concert with the development team yet able to work independently.
- Demonstrated ability to work under pressure by exercising sound judgment, prioritizing demands and responding with composure to a fast-paced environment with high-energy leadership.
- Demonstrated understanding of project proformas for both market-rate and affordable developments.
- Demonstrated ability to respond to and resolve problems rapidly and efficiently.
- Proficiency in Outlook, Microsoft Office including Word and Excel.
- Strong work ethic and exceptionally high work standards.
- Maturity, good judgment and professionalism.
- Ability to work independently.
