We are seeking a highly experienced and results-driven Construction Manager to lead field execution for a $400M+ design-build, residential renovation project for the New York City Housing Authority (NYCHA). This role will manage all phases of construction, from pre-construction planning through turnover, with a focus on schedule, logistics, safety, Subcontractor management, and stakeholder coordination. The project entails comprehensive renovations of NYCHA apartments, and building MEPS system upgrades following resident relocation, requiring deep knowledge of public-sector requirements, multi-phase planning, and compliance with prevailing wage standards. The Construction Manager will play a pivotal role in aligning design intent, logistical execution, and community considerations to ensure project success. Key Responsibilities:
- Oversee day-to-day construction activities across multiple buildings, ensuring alignment with project schedule, milestones, and deliverables.
- Coordinate phasing, material delivery, access logistics, and subcontractor sequencing for optimal site utilization and minimal disruption to adjacent occupied areas.
- Collaborate with resident engagement teams and design teams to resolve field conditions, design clarifications, and schedule impacts.
- Manage construction documentation in Procore, update and monitor schedules in Primavera P6, and support invoicing and payment workflows in Textura.
- Lead site meetings, safety briefings, subcontractor coordination meetings, and quality control inspections.
- Ensure adherence to NYCHA requirements, local building codes, DOB permitting, and prevailing wage regulations.
- Track field progress against baseline schedule and support recovery plans where delays occur.
- Partner with the Program Manager and design-build leadership to deliver consistent progress updates, risk assessments, and cost/scope coordination.
- Support turnover and closeout activities, including punch lists, testing and commissioning, and closeout documentation.
Required Qualifications:
- Minimum 10 years of construction management experience, with at least 5 years in senior roles overseeing large-scale multifamily, residential, or public housing renovation projects.
- Demonstrated experience delivering public-sector construction projects in New York City, preferably for NYCHA or similar agencies.
- Strong command of construction phasing, logistics planning, and schedule tracking in urban, campus-style developments.
- Proficiency with Procore, Primavera P6, and Textura.
- Knowledge of prevailing wage compliance, site safety planning, and subcontractor oversight.
- Ability to lead field teams, interface with community engagement personnel, and navigate multi-stakeholder environments
Preferred Qualifications:
- Experience with NYCHA modernization programs or other public housing authorities.
- OSHA 30 certification.
- Familiarity with HUD Section 3 compliance.
- Degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience).
