Job Summary
The Building Technician II is responsible for independently operating, monitoring, and maintaining key building systems, including HVAC setup and balancing, water treatment, purified water systems, and process equipment.
Essential Duties
- Operate, monitor, and support central plant systems including chillers, cooling towers, pumps, heat exchangers, and auxiliary equipment, and boilers where applicable, in accordance with approved operating procedures
- Utilize Building Automation Systems (BAS) and manual / local controls to monitor plant operations and respond to system demands within established parameters
- Perform routine plant rounds, inspections, and operational checks to ensure safe, reliable, and efficient equipment performance
- Respond promptly to alarms, equipment failures, and abnormal operating conditions, taking approved corrective actions and escalating nonstandard conditions per TDIndustries and client protocols
- Perform routine maintenance, operational adjustments, and minor repairs on mechanical and electrical plant equipment
- Knowledgeable in chemical operations for cooling towers and softeners, performing required tests and readings and making approved adjustments as needed
- Coordinate activities with TDIndustries supervisors, customer facilities staff, and thirdparty contractors to support plant and facility operations
- Maintain accurate logs, shift reports, and operational documentation in CMMS and required logbooks in accordance with TDIndustries and client requirements
- Ensure compliance with all applicable safety policies, environmental regulations, lockout/tagout requirements, and operating procedures
- Support plant startup, shutdown, seasonal changeovers, and load optimization activities
- Participate in preventive and predictive maintenance programs to identify equipment issues and improve reliability
- Provide guidance and support to junior technicians or operators as needed

Minimum Requirements
Minimum Requirements
- High School Diploma or GED is required
- 3-5 years of experience in facilities maintenance, mechanical systems, or central plant / utility operations
- Working knowledge of chillers, pumps, cooling towers, boilers (if applicable), and electrical distribution systems
- Ability to read and interpret blueprints, schematics, SOPs, and technical manuals
- Strong troubleshooting skills, mechanical aptitude, and sound decisionmaking ability
- Ability to work independently while following TDIndustries and client operating procedures and escalation protocols
Preferred Qualifications
- Texas Stationary Engineer License (1st, 2nd, or 3rd Grade) preferred, or ability to obtain if required by contract
- Experience supporting higher education, healthcare, missioncritical, or central utility plant environments
- Prior experience working for a facility management or service provider
- Knowledge of energy efficiency initiatives, sustainability practices, or reliabilitycentered maintenance
- Informal lead, senior technician, or shift support experience
Physical & Work Requirements
- Ability to work in a central plant environment, including mechanical rooms and outdoor equipment areas
- Ability to stand, walk, climb ladders, and lift up to 50 lbs
- Comfortable working around rotating equipment, pressurized systems, electrical equipment, and elevated temperatures
