Residential Operations is part of Housing, Dining, and Auxiliary Enterprises (HDAE). Residential Operations maintains properties consisting of residence halls, single-student apartments, family student apartments, and dining commons, serving over 10,000 undergraduate and graduate students, faculty, and staff. Brief Summary of Job Duties:

Designs, maintains, tests, repairs and troubleshoots Fire Alarm /Security /Access Control, and Closed Circuit Television Systems and related work. Works with a great degree of independence, assuring that work meets established technical requirements outlined in manufacturers' handbooks or established by the National Fire Protection Association or the National Electric Code. Provides advice and recommendations to supervisors and managers about fire-related issues and/or equipment and works with the Campus Fire Marshal on Housing related fire equipment issues. In compliance with HDAE goals and objectives, affirms and implements the department's Educational Equity Plan comprised of short and long-term objectives that reflect a systematic approach to preparing both students and staff for success in a multi-cultural society. Works in an environment that is ethnically diverse and culturally pluralistic. Works effectively in a team environment.

Required Qualifications:

  • High School Graduate or GED
  • Minimum 5 years' experience working with fire alarm and access control systems
  • Minimum five years' experience maintaining, testing, and troubleshooting commercial fire alarm systems.
  • Knowledge of ADA, Title 19, NFPA standards, NEC, and fire protection systems.
  • Demonstrated work experience with security and access control equipment.
  • Must have a good working knowledge of PCs, laptops, and MS Office Suite. These skills will be utilized for sending and receiving e-mails, drafting test reports, online research, training, testing, troubleshooting, repairing, and reprogramming fire alarm/security systems.
  • Ability to read and interpret blueprints.
  • Effective oral and written communication skills.

Special Conditions of Employment:

  • Ability to respond to emergency calls after duty hours. May be required to carry an after-hours duty phone and/or change work shifts to meet the operational needs of the department.
  • Required to hold a valid driver's license, have a driving record that is in accordance with local policies and procedures, and/or enroll in the California Employer Pull Notice Program.

Job Functions and Percentages of Time:

  • 80% Technical/Mechanical Alarm Systems - Researches, designs, constructs, installs, maintains, tests, repairs, modifies and troubleshoots Fire Alarm, Security Alarm, Access Control and Closed Circuit Television Systems. Serves as the Housing, Dining, & Auxiliary Enterprises liaison and representative with the Campus Fire Marshall and Fire Captains that provide services. Audits fire systems. Maintains records of all testing and maintenance of HDAE fire alarm systems and fire suppression systems as required by the California State Fire Marshall and the National Fire Protection Agency (NFPA). Maintains an inventory of spare parts for all Housing fire suppression systems and fire alarm systems. Maintains and updates fire alarm drawings, manuals, and schematics. Reviews/inspects/analyzes new and proposed construction plans as it relates to fire systems as directed by the Sr. Superintendents or the Associate Director of Maintenance. Reviews electronic technical data/codes and cost estimates to advise Project Managers, Architects and Engineers on types, techniques and proper electronic equipment for Housings' life safety construction projects. Represents HDAE with Campus Life Safety Services regarding changes, repairs and additions to Housing owned Safecom equipment.(Campus wide emergency alarm monitoring system) Trains and instructs Housing staff on fire alarm and security systems including how to test Single Station Smoke Detectors (student rooms), and the proper replacement methods of these systems. Conducts on-site audits of detectors to ensure the safety of 9000 residents. Inspects fire suppression systems in residence halls and dining commons (sprinklers). Coordinates the testing, repair and maintenance performed by the contracted vendor.
  • 10% General Duties - Instructs or leads skilled/semi-skilled staff. Leads assigned staff in the inspection of detectors and related fire systems. Opens and closes work tickets utilizing TMA (computerized work ticket system). Affirms and implements the departmental Educational Equity Plan comprising short and long term objectives that reflect a systematic approach to preparing both students and staff for success in a multicultural society. Affirms and implements the departmental "Strategic Plan" designing goals and objectives that relate to the vision statement. May use any of the following tools to perform essential or non-essential duties: Wrenches, pliers, screw drivers, wire cutters, wire strippers, wire crimpers, soldering iron, fish tape, conduit benders, taps and dies, threaders, hammer, punches, chisels, files, grinders, air compressors, metal lathe, milling machine, welding machine, saws (hand, table, hack & circular), drill motors, drill press, battery drills, hand torches, various electronic testing equipment, multi meters, amprobe, circuit tracers, smoke generator, heat generator, smoke detector testing equipment, computers, laptop computer, etc.
  • 5% Safety - Understands safety practices and UCSB Environmental Health and Safety policies and procedures including but not limited to: breathing apparatus, respiratory protection, hand and power tools, ladders, scaffolding, and safety harness. Adheres to current safety regulations and precautions as prescribed by the Department of Labor, Occupational Safety and Health Administration, Uniform Building Code and EPA, including storage and disposal procedures, common safety shop practices, guidelines or policies per other applicable Federal, State and local agencies. Understands and adheres to current safety practices in relation to proper ventilation and non-smoking rules when working with flammable substances and harmful inhalants. Reports, timely, on the job accidents to the supervisor. Participates in departmental safety programs. Adheres to the 20-minute rule (limiting repetitive motion tasks to 20 minutes).
  • 5% Security - Locks unoccupied areas before leaving them including windows and doors. Safeguards assigned keys and cell phones by keeping them on your person at all times during working hours and securing them at the end of your shift. Unless on official business, your work keys are to remain on campus at all times. Notifies clients of work status by leaving a door tag in the area if unoccupied.
