Operate and maintain mechanical systems in physical plant where duties include generating steam or monitoring or steam supplied by utility, providing chilled water, and generating emergency power. Equipment included boilers, boiler fittings and accessories, chillers, cooling towers, pumps, compressors, emergency generators and other supporting equipment. Maintain and operate air handlers and refrigeration equipment. 1. Operate and maintain boilers, fittings such as burners, and accessories such as surge tanks, DA tanks, make up water softeners, pumps and other supporting equipment and controls. 2. Operate and maintain chillers and other supporting equipment such as cooling towers, pumps, water treatment chemicals and equipment. 3. Operates and maintains air handlers and other downstream supporting equipment/ terminal units such as vavs, fan coils, and associated controls. Maintains control system air compressor and regulating equipment. 4. Receives and evaluates emergency calls regarding essential utilities and services. 5. Maintain and repair refrigeration equipment such as refrigerators, ice machines, walk-in coolers and freezers. 6. Maintains tools and equipment in good working order. Maintains inventory of consumable items used in maintenance and repair work and documents all work performed in TMS. 7. Utilize building automation system and established control strategies to operate equipment efficiently and according to good journeyman practices. 8. Provides preventative maintenance of all equipment according to manufacturer's recommendations, including cleaning, lubrication, calibration, changing filters, replacing parts. Ensure maintenance manuals are available. Properly document equipment logs and work performed. 9. Promotes quality improvement, staff and patient safety, and cultural diversity through department operations and by personal performance. 10. Presents in a courteous and helpful demeanor, appropriate for age, to all patients, visitors, other employees/medical staff members or any other person an employee encounters while representing the organization. 11. Maintains current knowledge related to applicable statutes, regulations, guidelines and standards necessary to perform job duties in accordance with the requirements of the Corporate Compliance Plan. Complies with the requirements of the Code of Conduct, Corporate Compliance Plan and Compliance Policies and Procedures, including training requirements.
