Position Summary

The Title Processing Specialist is responsible for managing the preparation and processing of title documentation from order intake through commitment and closing support. This role serves as a key point of contact for real estate professionals, lenders, and internal teams, ensuring accurate title research, document preparation, and regulatory compliance. Strong attention to detail, organization, and communication skills are essential to maintaining Integrity Title's high standards of service and accuracy.

Essential Job Functions and Responsibilities

Title Processing & Compliance

* Prepare, review, and process title documents including title commitments, policies, and related closing documentation.

* Ensure all title work complies with applicable local, state, and federal regulations.

* Maintain complete, accurate, and well-organized transaction files.

* Monitor industry changes and regulatory updates impacting title processing.

Client & Partner Interaction

* Receive and process title order requests from realtors, builders, mortgage companies, banks, and credit unions.

* Serve as a professional liaison between all parties involved in the transaction.

* Communicate status updates and respond to inquiries in a timely, customer-focused manner.

Research & Documentation Support

* Procure abstracts, title requirements, insurance, surveys, payoffs, and other documentation required for title commitments.

* Submit abstract and title search requests to title attorneys.

* Assist in identifying and resolving title-related issues prior to closing.

Team Collaboration

* Provide assistance to closers, escrow agents, and fellow processors as needed to meet transaction timelines.

* Contribute to a collaborative and positive work environment within the office and during outside closings.

Minimum Qualifications

Educational Requirements

High School Diploma or GED required.

Associate degree or higher in a related field preferred.

Certificates/Licenses

Reliable transportation is required.

Ability to qualify with the Nationwide Mortgage Licensing System (NMLS), as applicable.

Experience

Minimum of 2 years experience in title processing, closing, or a related field.

Intermediate knowledge of FHA, VA, Conventional, Jumbo, FNMA/Freddie Mac, and USDA Rural Development loan title requirements.

Experience working with multiple vendors and diverse client networks preferred.

Working Conditions

Work Environment

* Work is primarily performed indoors in a climate-controlled office environment with minimal noise.

* Position requires independent work as well as collaboration with internal teams and external partners.

* Must be able to follow written and verbal instructions and communicate information clearly.

* Requires sustained concentration, composure under deadlines, and consistent accuracy.

Physical Demands

* Primarily sedentary work with occasional lifting up to 20 pounds.

* Regular use of computer and office equipment for 6-8 hours per day.

* Ability to maintain regular, reliable, and timely attendance.

* Occasional extended hours may be required to meet business demands.

* Ability to climb or descend stairs in emergency situations.

Travel

* Occasional travel for meetings, conferences, and industry related events.
