Minimal exposure, job requires performance of duties that involve inspections in patient care areas with potential exposure to blood, body fluids, or tissues.


Position Summary:

This position reports directly to the Controls Engineer and is responsible for the operations and maintenance/services of the hospital's Building Management Systems (BMS) and associated controls equipment. This position requires extensive knowledge of building controls and monitoring systems as well as HVAC and electrical systems. A good knowledge of Honeywell, Siemens, JCI and any other industry BMS systems.

Primary Duties and Responsibilities:



  1. Continually adjust BMS programming to optimize patient and staff comfort and for energy efficiency. Must have experience in writing as well as demonstrated understanding of computer programs and software applications as related to the HVAC Industry.
  2. Hands on all BMS system maintenance, repairs, and upgrades. Under minimal supervision, conducts preventive maintenance, repair, installation, commissioning, and general servicing of systems associated with BMS. Responds to service calls
  3. Trend and pro-actively monitor critical loads, and alarm priorities
  4. Develop and implement lead/lag, default, and failure mode programming
  5. Field verify proper operation of all equipment being controlled and/or monitored
  6. Develop maintenance job plans for specific equipment. Troubleshoots and resolves HVAC mechanical, electrical, and controls problems
  7. Implement and manage primary and secondary critical alarm monitoring and dispatching
  8. Assist peers with demand work orders and alarm responses via control systems
  9. Work closely with several departments and consultants to develop and implement energy optimization and alarm prioritization plans.
  10. Administer contracts and oversee supporting contractors and vendors.
  11. Must be available for shift work and to work overtime without notice for emergencies.
  12. Provide specialized training for maintenance and security staff

  1. Inspects, cleans, calibrates, building controls and devices related to HVAC and others building systems
  2. Maintain a record of needed repairs, minor programming fixes, and out-of-normal operating parameters.
  3. Commission new systems with controls contractors
  4. Can be assigned to rotating shift, including evening, weekends and nights.



Fiscal Responsibility



  • Estimates costs for equipment, supplies, and people to complete building controls projects.
  • Ensures work is carried out within budget, identifying any needs outside of the budget parameters. Shares needs with leadership team in a timely manner.
  • Communicates role of control/HVAC vendor with teams and facilitates clarity of roles and collaboration between control/HVAC vendors and team members.
  • Oversees and evaluates the work of outside vendors.

Qualifications

Qualifications / Requirements: Skills & Knowledge:

Education, Training, and Experience; Certification / Licensure:




  1. Vocational School four-year program graduate or an associate degree in electronics, mechanical systems, computer technology, air conditioning or similar field. Experience in the building controls industry, experience with building control and monitoring systems preferably in a Medical Center environment.
  2. Demonstrated understanding of physics of mechanical systems and associated media of air and water.
  3. Control system skill sets to include installation, repairs, troubleshooting, programming, data trending, energy management, control devices, and computer hardware/software.
  4. Massachusetts Licensed Electrician, Massachusetts Licensed Refrigeration Mechanic, or Certified Plant Engineer preferred.
  5. Demonstrated understanding of HVAC systems. Familiarity with Siemens Controls, Honeywell Controls, and Johnson Controls pneumatic and DDC systems is preferred.
  6. Must demonstrate the ability to work independently with minimal supervision.
  7. Excellent verbal, written, and time management skills. Effective interpersonal skills to represent the company to customers and other outside contacts in an ethical and professional manner
  8. Ability to read and understand building riser drawings.
  9. Expected to interact with all levels of hospital personnel, vendors, and consultants.
  10. Computer experience to include AutoCAD, Microsoft Word, Excel, PowerPoint, and Outlook.
  11. Conduct extensive self-study (reading, research, and practice) to improve and maintain technical proficiency in company's product lines. Completes certifications as required by the company




Physical Requirements:

May be required to walk, stand, sit, kneel, push, stoop, reach above the shoulder, grasp, pull, bend repeatedly, climb stairs and ladders, identify colors, lift and carry under 15 lbs., perceive depth, operate a motor vehicle, and operate motor equipment. Conditions include working inside or outside, working around machines with moving parts and moving objects, radiant and electrical energy, and working protracted or irregular hours.
