Job Description

Perform skilled work on a journey level combining activities in various mechanical and building trade areas of endeavor such as installation, operation, maintenance, service, and repair of electrical, refrigeration, air conditioning, heating, ventilating, and plumbing systems, equipment, and fixtures. Work is distributed to take advantage of particular skills; normally incumbents perform work at various times in each of the areas indicated. Work is subject to inspection for conformance to specifications and accepted standards of the trade but is primarily reviewed through observation of results. Functional contacts include co-workers, other service department employees, administrative personnel at the job locations, university staff, students and building occupants.

This position provides daily maintenance of residential facilities which consist of living space for approximately 544 students. This includes living areas, bathrooms, kitchens, bedrooms in addition to 3 stand-alone apartments. This position is also responsible for maintaining and repairing boilers, pumps, fan coils, air handler units, etc. This position also helps other trades personnel in other Auxiliary buildings as needed to repair pumps, boiler, air handlers, electrical and plumbing issues.

Job duties include but are not limited to:

  • Perform regular checks to maintain and repair to ensure proper operation of multiple boilers, water pumps, hot water heaters and boiler pumps.
  • Regularly inspect all mechanical rooms. Perform maintenance and repair to ensure proper operation of multiple air handlers
  • Ensure proper operation of commercial laundry equipment
  • Keep abreast of assigned work orders in the Maximo work order system. Prioritize work orders for student rooms. Proper documentation in completed work orders. Consult with supervisor or manager regarding unusual or major repairs or maintenance requests
  • Maintain good working order of assigned residential facility, which includes many toilets, showers, lavatories as well as several kitchens
  • Perform maintenance work orders in student rooms and common areas
  • Purchase necessary items for the routine and corrective maintenance of assigned buildings and equipment following established procedures. Consult the manager before making large or unusual purchases
  • Regularly inspect and keep in code compliance two building fire alarm systems and devices
  • Maintain Student Affairs key system
  • Perform all other duties as assigned
Minimum Qualifications

  • A high school diploma or equivalent; demonstrated ability may offset requirements.
  • Combined experience totaling 4 years in two or more skilled trades areas including the equivalent of apprenticeship or vocational training in a mechanical trade that would qualify an individual as a trade journey level.
  • Ability to read blueprints, wiring diagrams, plumbing and electrical codes, perform calculations, communicate orally, and demonstrate reason.
  • Skill in maintenance and use of tools, equipment, and materials applicable trades.
  • Sufficient strength to perform some heavy lifting and work on ladders. On the job the employee must: bend, squat, crawl, climb, kneel, sit, stand, bend, push/pull, handle objects (manual dexterity), reach above shoulder level, use fine finger movements.
  • On the job, the employee is exposed to excessive noise, around moving machinery, exposed to marked changes in temperature and/or humidity, is exposed to dust, fumes, gases, etc., drives motorized equipment, works in confined quarters.
  • A valid driver's license is required.
  • Certification may be required in some areas.
Anticipated Hiring Range

The anticipated hiring range for this position has been established as $20.22-$26.94 hourly.

Salary is determined by a variety of factors, including but not limited to, the individual's particular combination of education, skills, and experience, as well as organizational requirements.
